We appreciate that different people need different levels of service when letting a property. That’s why we offer three service level options for landlords:
1. Full Management Service
With this service, we take care of the entire process of letting your property. This includes providing initial advice, marketing, conducting viewings and securing a suitable tenant. It also covers essential tasks such as obtaining references, organising safety tests to ensure compliance and preparing the tenancy agreement, including arranging an inventory and schedule of condition documents.
Once your property is occupied, we perform all the important tasks that then arise. These include notifying the local authority and utility suppliers, collecting rent, and holding deposits. We also respond to tenant enquiries, carrying out inspections and organising maintenance on an ongoing basis. Finally, we organise the termination of the tenancy and re-let your property should the tenants move on.
Our Fully Managed Fee is 14.5% Inclusive of VAT.
2. Tenant Find and Rent Collection Service
This service covers key parts of the tenancy process. These include offering initial guidance and marketing your rental property. We arrange viewings with potential tenants, and process references, prepare the tenancy agreement and complete an inventory. When your property is let, we notify the local authority and utility suppliers. We then manage rent collection on an on-going basis and arrange re-letting at the end of the term.
Our Tenant Find & Rent Collection fee is 12% Inclusive of VAT.
3. Tenant Introduction Service
This option takes care of the start of the process – securing tenants for your rental home. We provide advice on letting your property, then draw on our effective marketing channels to find potential tenants. We conduct viewings, obtain references, prepare the tenancy agreement and complete an inventory. This service concludes with arranging for the tenant to move in and notifying the local authority and utility suppliers of the new occupancy.
Our Tenant Introduction Service fee is 8.5% Inclusive of VAT of the first 12 months’ rent.
