A beautifully presented and extensively modernised two-bedroom apartment occupying a superb position within Beaufort House, enjoying impressive views directly across Sutton Harbour and its marina. Finished in a striking contemporary style throughout, the apartment offers generous accommodation with two stylish shower rooms, a sleek modern kitchen, an impressive living and dining room and a particularly attractive balcony overlooking the water.

The apartment is approached through a welcoming entrance hallway, which immediately sets the tone for the property with its clean, contemporary décor and colourful artwork. From here, glazed bi-fold doors open into the main living accommodation, creating an excellent sense of flow while allowing the hallway and living room to be separated when required.

The living and dining room is a fantastic feature of the apartment, offering a generous and versatile space for both relaxing and entertaining. A large seating area is complemented by space for a dining table, while a contemporary feature fireplace and built-in display recesses create an attractive focal point. One of the room’s most impressive features is the extensive glazing across the front, which draws the eye towards the marina and allows plenty of natural light into the apartment. Sliding glazed doors provide direct access onto the balcony, effectively extending the living accommodation outside and making the most of the waterside setting.

The balcony stretches across the front of the apartment and enjoys a wonderful outlook over Sutton Harbour, with views across the marina, boats and surrounding waterfront architecture. There is ample space for outdoor seating, making this a superb spot for a morning coffee or an evening drink while enjoying the activity of the harbour below. The balcony also benefits from useful storage cupboards positioned at either side, providing valuable additional storage without compromising the main living space.

The kitchen has been thoughtfully redesigned with a smart, modern finish and a strong emphasis on both style and practicality. A comprehensive range of contemporary units is complemented by extensive work surfaces, integrated cooking appliances and a large American-style fridge/freezer. A particularly appealing feature is the large open serving hatch through to the living room. This creates a much more sociable connection between the two rooms, allowing views through towards the living space and marina beyond while retaining the practicality of a separate kitchen. The kitchen also benefits from its own window, providing additional natural light.

There are two well-proportioned bedrooms. The principal bedroom is an especially impressive room, with two windows providing plenty of natural light and views towards the surrounding waterfront development. An extensive run of fitted wardrobes with mirrored sliding doors provides excellent storage while also enhancing the feeling of space. The bedroom has been stylishly presented in neutral tones and benefits from its own beautifully appointed en-suite shower room.

The en-suite has been finished to an excellent contemporary standard, with dramatic marble-effect wall and floor tiling creating a luxurious feel. A generous walk-in shower enclosure incorporates a large rainfall-style shower head together with a separate handheld attachment, complemented by sleek black fittings. There is also a modern vanity unit with inset basin, WC, illuminated mirror and black heated towel rail, with the monochrome finish continuing throughout for a particularly smart and cohesive appearance.

The second bedroom is another comfortable double room and offers excellent versatility as a guest bedroom, home office or combination of the two. It benefits from fitted mirrored wardrobes providing substantial storage, while a window brings in good natural light.

The main bathroom has also been converted into a stylish shower room and mirrors the high-quality finish of the en-suite. Floor-to-ceiling marble-effect tiling is combined with contrasting black fittings, including a substantial walk-in shower with rainfall and handheld shower attachments. A contemporary vanity unit with basin provides useful storage, alongside a WC, large illuminated mirror and heated towel rail. The overall finish gives both shower rooms a particularly luxurious, hotel-inspired appearance.

Throughout the apartment, considerable attention has clearly been given to creating a modern and coordinated interior. Neutral carpeting, contemporary internal doors, feature glazing, fitted storage and carefully selected finishes combine to create a home that feels both stylish and practical. The combination of two double bedrooms and two shower rooms is particularly useful for couples, guests or those looking for flexible accommodation.
